Brockton has rejected a minor variance application that would have increased the maximum lot coverage for part of a new subdivision from 30 to 38 per cent.
Neighbouring resident Carol Dales is relieved — saying the proposed changes to increase the building footprint would decrease the green space in the neighbourhood.
She says it would have created a cookie cutter style subdivision with houses crammed together resembling a large urban subdivision.
It wasn’t a total loss for developer Greg Williams.
Council did approve the minor variance increase in lot coverage for 10 of the 21 parcels in question.
The other 10 lots will be located in the midst of the new subdivision and won’t back on to any existing neighbourhoods.
Williams admits he is disappointed but says he will move forward.
Williams won’t rule out the possibility of creating two story houses rather than the original bungalow style homes on some of the lots due to the lack of land space.
There are 63 homes and 52 rental units in total planned for the subdivision which is located just east of Walkerton District Secondary School.
